From rooms to floor areas
Each floor’s built area is its covered rooms plus an allowance for walls and circulation (15 % to start, 8–30 %).

The lot check
The ground floor, with its open patios and terraces, must fit on the lot. The planner blocks a plan where it does not, and shows how much of the lot the house covers. Cartago’s planning rules set how much may be built and the setbacks: confirm them with Planeación.
A floor larger than the one below needs an overhang from the structural design; two or more floors need stairs on each floor they cross.
